You are a flat walk from Como’s walled old town, the funicular to Brunate and the ferry piers, which makes this one of the few lake hotels where you can do without a car or a water taxi entirely.
The building is a converted silk-industry site rather than a villa, and the hotel sensibly does not pretend otherwise: interiors are contemporary, comfortable and a touch corporate, softened by lake views from the better rooms. Where it beats the villa hotels is on facilities. The rooftop is the reason to book, an infinity pool and the Terrazza 241 bar with a full panorama down the first basin of the lake, and there is a proper spa with an indoor pool below for the shoulder months. Satin, the main restaurant, does capable Lombard cooking, though Como’s osterie are ten minutes away and should win most evenings.
This is not the Lake Como of frescoed ceilings and gardens running to the water, and travellers chasing that fantasy should budget three times as much elsewhere. What it offers instead is rarer than it sounds: a well-run, fairly priced, genuinely walkable base on a lake that specialises in beautiful inconvenience. For first-timers using ferries to do Bellagio and Varenna properly, it is the practical pick.
